  • Sales and prices are rising: Knight Frank reported Bengaluru housing sales up about 5% and prices up about 9% in H1 2026.
  • 3BHK is the most wanted home size: about 48% of buyers preferred 3BHK homes in ANAROCK’s H1 2026 homebuyer sentiment survey, with ₹90 lakh–1.5 crore the most popular budget band.
  • East Bangalore leads new launches: Whitefield, Sarjapur Road and Panathur together account for over half of the city’s new residential launches, according to market reports.

The micro-markets to watch

Whitefield and Panathur–ORR

Established IT corridors with metro connectivity on the Purple Line. New launches here include large developer projects off Panathur and the Marathahalli–ORR belt, many in 3BHK and 3BHK-plus-study formats.

Sarjapur Road

One of the fastest-appreciating corridors in recent years, with new metro and the Peripheral Ring Road expected to improve connectivity. Popular with IT professionals and young families.

North Bangalore – Hennur, Thanisandra, Devanahalli

The airport corridor continues to attract premium apartments and plotted developments, helped by improving road and suburban rail links.

South – Kanakapura Road, Bannerghatta Road, RR Nagar

Greener, quieter neighbourhoods with a steady pipeline of family-sized homes.
